Remote energy readings

The European Energy Efficiency Directive (EED) defines and regulates the rules on energy metering and billing. These affect both landlords and tenants. We have summarised the basic information for you here.

According to the Energy Management Act 406/2000, all meters installed after 1 January 2022 must be remotely readable. This includes heat meters, heating cost allocators and hot water meters. What does this mean in practice?

A remotely readable set meter and apparatus recording the supply of heat energy means a meter and apparatus for which physical access to individual dwellings or non-domestic premises is not required to take a reading. It shall also be set for remote reading at least at monthly intervals. This can be demonstrated by the technical documentation of the meter or instrument in question.

Consumers must be better informed

According to Act No. 67/2013 Coll., end users must receive regular information on the consumption of heat for heating and centralised hot water once a month.
In addition to consumption and energy costs, consumers will also find information on CO emissions, fuel mix data, the share of renewable energy, consumption history or comparison with reasonable consumption on the annual billing.

Nothing to worry about

Modern remote reading systems already offer convenient and simple solutions. Owners and tenants can continuously monitor and control consumption, for example, using their mobile phones or computers. There is no need to wait for remote metering to become mandatory or to worry about anything - on the contrary. According to surveys, remote metering is already being used by more and more Czechs and is popular with both landlords and tenants. You too can start using it today, with all the benefits it brings, such as better control over consumption, increased comfort of reading or alerts of possible breakdowns.

Finally, our tip

In practice, we still encounter situations where the above rules have been overlooked and there is an immediate need for a solution. In the end, this almost always results in unwanted extra costs. We therefore recommend that you exercise caution if, for example, you are taking over a property for occupation or buying a flat in a new building. Developers should also be on the lookout for construction projects.
