Inspections and Revisions of Spalin routes: what you need to know

The safe operation of flue gas ducts is key to protecting health, property and preventing fires. The issue of flue gas ducts is regulated by the Fire Protection Act No. 133/1985 Coll. (ZPO). The Act clearly defines not only the obligations of the owners and operators of these ducts but also of the authorised persons carrying out inspections or revisions. Compliance with these regulations not only reduces the risk of accidents, but also protects operators from possible legal consequences and fines.

Cleaning and inspection periods for flue gas ducts vary depending on the power of the appliance (up to 50 kW x over 50 kW), the type of operation (year-round x seasonal) and the type of fuel (solid x liquid x gaseous). Detailed information on the frequency of inspections can be found in Annex 2 to Decree No 34/2016 Coll. 

Flue inspections
A flue inspection is necessary in certain situations that require verification of safety and functionality. This inspection must be carried out by a qualified person with a relevant trade licence in chimney sweeping who is also qualified as an inspection engineer. Situations in which the inspection is mandatory include:

  • The commissioning of a new flue or the commissioning of a flue after building alterations.
  • A change in the type of fuel used in a connected appliance.
  • Installing a new fuel appliance or replacing it.
  • A fire in the chimney which may compromise the integrity of the flue.
  • The occurrence or suspected occurrence of cracks which could compromise operational safety.

After the inspection, it is essential to receive a written inspection report, which should be carefully kept by the owner. This document serves not only as proof of compliance with legal obligations, but also as evidence of the safe condition of the flue.

Regular inspection of flue gas ducts
Inspecting the flue is another important step to ensure safe operation. Unlike an inspection, which is carried out on specific events, the inspection should be regular and ideally carried out outside the heating season. A professionally qualified person during the inspection: 

  • Assesses the location of combustible materials near the flue and appliance.
  • Checks the condition of the chimney for fire safety and operability.
  • Verifies that free and safe access is provided to the chimney and its inspection and cleaning points.
  • Assesses the security of flue penetrations through building structures, including roofs and lofts.
  • Inspects the overall structural and technical condition of the flue. 

After the inspection, a report must be issued and kept by the owner. Neglecting inspections and failing to meet deadlines can lead to heavy fines. The fine can be up to CZK 50,000 for individuals and up to CZK 100,000 for legal entities.

Cleaning of flue gas ducts
Another important aspect of maintenance is flue cleaning. The best time for cleaning is before the start of the heating season. The law allows owners to carry out self-cleaning for solid fuel appliances with a capacity of up to 50 kW, but it is important to keep a record of the work carried out in an operating logbook. For more complex systems and larger outputs, cleaning should be carried out by a qualified person.

Consequences of neglect of duties
If an inspection or review reveals serious deficiencies that could lead to a risk to the health of persons (for example, due to the risk of flue gas poisoning or fire), the situation must be reported to the building authority or the national fire authority. These authorities may prohibit the use of the flue until the deficiencies have been corrected.

Compliance with regular checks, inspections and cleaning is not only a legal obligation, but above all a guarantee of safety. A responsible approach to these duties can prevent many inconveniences and ensure the quiet and safe use of your home.
